Unless you’re the big 3 fitness cener, like Fitness First, Celebrity Fitness and True Fitness, your brand power is probably not very strong and run the risk of facing cashflow issues if a ground floor unit is rented and used as a fitness center. To reduce risk and starting small, it’s better to use non ground floor units to do a fitness center as the rentals are cheaper.
Gemstone Trading
Gemstone trading normally require high privacy and high security. Setting up shop in non ground floor units is just the place to do it. You can put in multiple video cameras along the stairways and also a steel metal door and thieves will think twice of robbing the place. Your clients will look just like they are going into a normal office. In fact, I can't remember the name of the start up in Malaysia doing gemstone trading, 2 young guys doing gemstone trading from their house in their pajamas (Reported in Focus Business newspaper).
Coin Operated Laundry
Opening a coin operated laundry place in the non ground floor of a shop office has yet to be tested out in the market. It's a 50/50 chance but if the place is designed tastefully to make it feel better than the customer's home; free drinks with free food and also free wifi, this venture has the potential to work. Dry clothes are not heavy so bringing it up above ground floor should not be a big issue.
Foreign Worker Remittance
Moneygram and Western Union agencies or some other underground agencies. Basically foreign workers don't care if your business is ground floor or not, they only look for cheap transaction fees.

Place of worship
